COMMERCIAL SERVICES

Ajenda TDD Limited specialise in Technical Due Diligence on property acquisitions and disposals involving all types of commercial property and can also provide general Building Surveying services including Schedules of Condition, Dilapidations advice and assessments, and Condition surveys. We ensure we fully understand the end Client’s precise requirements and ensure we have the correct commercial focus. We are accustomed to providing a range of report types to suit the speed of the transaction and the size and complexity of the building or portfolio.

CREDENTIALS

  • Thorough understanding of typical Client / market expectations gained over a long career working extensively in multi-disciplinary teams on many major property transactions of single assets or portfolios.
  • Experience of all major property types; trophy City office buildings up to £300m value; out of town offices, business parks, major shopping centres, department stores, retail parks and outlet centres, high street shops, leisure parks, warehouses and factories, entertainment venues, hotels and student accommodation.
  • Excellent report writing skills acquired over 30 years of Building Surveying experience, including many different forms of schedules and reports tailored to Client requirements and timescales.
  • Able to manage the activity and output of other sub-consultants such as structural consultants, M&E, materials testing, Cladding consultants etc, as part of one combined survey team ensuring all key findings and advice is properly evaluated prioritised and summarized within the overall advice delivered to the Client.

SUB CONSULTANCY SERVICES 


It is recognized that surveying practices may sometimes be under-resourced when winning large instructions, typically portfolios, where short timescales combined with other work commitments mean that service delivery is challenging or simply beyond the capacity of the immediate team. Ajenda TDD can work as a sub-consultant offering assistance to Lead Consultants where projects cannot be fully resourced in-house. 
 
In his capacity as a former Director/Partner in charge of specialist TDD teams, John has commission managed large survey teams on major property deals for large property portfolios to ensure consistent output to time and quality requirements in accordance with the Client brief. He can be trusted as a ‘safe pair of hands’ to deliver the advice needed, with the minimum of supervision.

VENDOR SURVEYS 


As well as preparation of new reports, we are able to review technical due diligence reports prepared by Vendors, where these are to be assigned, to confirm suitability, identify where advice may be lacking and offer additional advice where required.

We can produce reports for Vendors which can be made available to potential purchasers, to speed up the transaction negotiations and manage risk at an earlier stage.

JOHN ENDERSBY

John’s career has encompassed the full spectrum of Building Surveying skills and experience, including Project Management, Development monitoring, Dilapidations, Contract Administration and Party walls. He has been carrying out building surveys throughout his career, and has spent the latter part of his career working exclusively on Building Surveys and Technical Due Diligence work. This has encompassed a huge variety of properties in different circumstances with the benefit of this broad range of wider experience that allows him to provide knowledgeable and focused advice .  

Iconic buildings John has surveyed in the past include, London Zoo, Canary Wharf Tower, Pinewood and Shepperton film studios, The Ark at Hammersmith, One Hyde Park, and The Grosvenor House Hotel & Apartments, Park Lane. More generally, John has been involved in surveying trophy City office buildings, various major shopping centres, large industrial estates, factories and business parks, portfolios of major chain hotels and retail companies throughout the UK and Western Europe, and occasionally beyond, as far as New York on one occasion.
